1. Accepting these terms

By signing in to the tenant portal or the management portal you accept these terms, the Privacy Policy, and the Refund & Cancellation Policy. If you do not accept them, do not use the website.

These terms cover your use of the website. Your stay itself is governed by your tenancy agreement with us, which prevails wherever the two differ.

2. What the website does

The website is how we run our PG: tenant records and agreements, monthly rent invoices, online payments, security deposits, tickets, and move-outs.

It is for our own tenants and staff. It is not offered to other property owners, and we do not use it to collect money for anyone else.

3. Accounts and sign-in

• A tenant account is created by us when you join. The onboarding link sets a password once and then stops working, and it expires on its own — ask us for a fresh one if it lapses.
• Staff accounts are added by our administrator and sign in with a one-time code sent to the staff member's phone. Keep that number in your control, because whoever holds it can sign in. A staff account holds one live session, so signing in somewhere else ends the earlier one.
• Do not share an account. Every action taken under yours is treated as yours, and you should tell us at once if you lose control of it.

4. Your tenancy

• Your rent, deposit, charges, notice period, and house rules are those in your tenancy agreement, and invoices in the portal are raised on those terms.
• Keep the details we hold about you accurate, including your phone number and emergency contacts.
• Raise repairs, complaints, and requests through a ticket in the portal, or contact us directly.

5. Payments

Online payments are made to SRS Silver Solar Private Limited. They are processed by our payment gateway partner and settled to the company's bank account. All amounts are in Indian rupees (INR), and we add no convenience fee: you pay exactly the amount on your invoice.

An invoice is marked paid once the gateway confirms the payment. If money left your account but the invoice still shows unpaid, raise a payment claim in the portal with the UPI reference (UTR). A failed, duplicated, or disputed payment is handled as the Refund & Cancellation Policy describes.

6. If you are on our staff

• Use tenant information only to run tenancies at the PG — never to market to, profile, or trace anyone.
• Act within the permissions your role gives you, and keep the records you enter accurate and current.

7. Acceptable use

• Do not upload unlawful, infringing, or malicious content, or documents that are not yours to hold.
• Do not probe, scrape, or reverse engineer the website, and do not work around its rate limits, permissions, or authentication.
• Do not use the website to send unsolicited messages.

8. Content you upload

Photographs and documents you upload stay yours. You give us only the permission the website needs to host, process, back up, and display them.

You confirm you have the right to upload each file, including the right to hold any other person's documents that appear in it.

9. Availability

We aim to keep the website available, but it is provided as is. We do not promise uninterrupted access: maintenance, provider outages, and failures happen. Features can change, and where a change is significant we will say so in the portal.

10. Intellectual property

The website, its design, and its content are owned by or licensed to SRS Silver Solar Private Limited. These terms let you use it for your tenancy or your work with us, and grant no other right in it.

11. Suspension and closure

• We may suspend an account that breaches these terms, is used unlawfully, or puts other users or the website at risk. Where we can, we will warn you first.
• When your tenancy ends, you can ask for a copy of your records. What remains is kept or deleted as the Privacy Policy describes.

12. Limits on our liability

Nothing here limits liability that cannot be limited by law, including for fraud or for death or personal injury caused by negligence.

Subject to that, we are not liable for indirect or consequential loss, lost profit, or lost data arising from your use of the website, and our liability for any claim about a payment made through it is limited to the amount of that payment.

Delays or failures caused by the payment gateway, your bank, or your UPI app are outside our control, but we will help trace any payment.

13. Indemnity

You will cover our losses where they arise from your unlawful use of the website, your breach of these terms, or a claim that information you entered was collected or used without the right to do so.

14. Governing law and disputes

These terms are governed by the laws of India. Talk to us first — most disputes end there. If one does not, the courts at Bengaluru, Karnataka have exclusive jurisdiction.

15. Changes to these terms

We may revise these terms. The date above changes when we do, and a material change is notified in the portal. Continuing to use the website after that means you accept the revision.
